Zoning By-Law Update

The Town of Perth is reviewing and updating its Zoning By-law

The Town of Perth Comprehensive Zoning By-law is the primary regulatory document that implements the policies of the Official Plan and governs how land may be used and developed within the Town. It establishes zoning categories, permitted and prohibited uses, development standards, and site-specific regulations that guide the form and function of development, while ensuring compatibility between land uses. The Zoning By-law also includes provisions for the protection and management of natural heritage features and natural hazard lands. The Town’s current Comprehensive Zoning By-law has evolved over time through numerous amendments to reflect local planning decisions and policy changes.

As the Town continues to grow and adapt to changing community needs, it is important to review the Comprehensive Zoning By-law to ensure it remains effective, clear, and aligned with Council’s vision. A comprehensive review provides an opportunity to modernize zoning regulations, address emerging land-use trends, remove inconsistencies, and improve usability for residents, businesses, and developers. The Zoning By-law review will update the regulations to ensure conformity with Provincial planning legislation, including the Provincial Planning Statement (2024), the Planning Act, and consistency with the County of Lanark Sustainable Communities Official Plan, as well as to reflect updates to the Town of Perth Official Plan. The review will also incorporate input received from the public, internal departments, and external agencies.
