Notice of Complete Application and Public Meeting Concerning a Proposed Zoning By-law Amendment Pursuant to Section 34 of the Planning Act, R.S.O. 1990. C.P.13 For Property At 2 Isabella Street

TAKE NOTICE that, in accordance with the provisions of the Planning Act, R.S.O. 1990, as amended, this notice is to advise that sufficient information has been presented to deem the application being processed under File# ZBL-02-2023 as complete.

A PUBLIC MEETING will be held by the Committee of the Whole of the Corporation of the Town of Perth on Tuesday, April 4th, at 5:30 p.m. or shortly thereafter both at Town Hall in Council Chambers and virtually via Zoom, to consider an amendment to Comprehensive Zoning By-law No. 3358, which is proposed under the above noted application.

THE PURPOSE of the application is to amend Zoning By-law 3358, as it applies to land described as Plan 27R-9362, Lots 2 and 3, municipally known as 2 Isabella Street to rezone the subject property from Environmental Protection (EP) Zone to a Residential Third Density (R3) Zone. The applicant is seeking to remove the Environmental Protection Zone to reflect the current site conditions. Currently, no development is being proposed for the lot.

THE EFFECT of the proposed rezoning would be to allow for a change in uses acceptable on the site, and to recognize the uses in existence currently on site.

THE KEY MAP below indicates the location of the lands affected by the proposed zoning amendment in relation to other lands within the municipality.

ANY PERSON may attend the Public Meeting and/or make written or verbal representation either in support of or in opposition to the proposed amendment. If you wish to be notified of the decision of the Council of the Town of Perth on the proposed zoning by-law amendment, you must make a written request to The Corporation of the Town of Perth, 80 Gore Street East, Perth ON K7H 1H9.

If a person or public body would otherwise have an ability to appeal the decision of the Council of the Town of Perth to the Local Planning Appeal Tribunal (OLT) but the person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Perth before the by-law is passed, the person or public body is not entitled to appeal the decision. If a person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Perth before the proposed Zoning By-law amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the OLT unless, in the opinion of the Board, there are reasonable grounds to do so.

For Additional Information about this matter including background materials and information regarding appeal rights, please contact the Planning Department at 80 Gore Street East, Perth, ON K7H 1H9 during regular office hours, 8:30 a.m. to 4:00 p.m. weekdays. A copy of the draft by-law will be available no later than one week before the meeting. Please call in advance to ensure staff will be available to provide assistance.
